Use one version of the sale facts
Choose a coordinator to keep offers, property reports, open questions, and responses together. Record the date and source of each number, especially payoff and expense estimates that can change. Give decision makers the same packet so they are not comparing different conditions or draft terms. Ask the attorney handling the estate which approvals or signatures are needed, and keep their instructions distinct from a buyer's preferred timetable.
Track the cost of waiting without forcing a decision
List mortgage payments, utilities, insurance, maintenance, and other property expenses being paid while the estate decides. Confirm who is responsible for authorizing those expenses. Compare direct purchase, as-is listing, and preparation for a listing using the same condition and contents assumptions. A quicker sale is not automatically the best estate outcome, and a higher asking price is not guaranteed proceeds. Ask escrow and the estate's advisers what deductions and restrictions they expect before making distribution plans.
